Thinking Of Selling Soon? 6 Smart Things to Do in June

Selling Soon? 6 Smart Things to Do in June

By James Riel, Principal Broker-Owner, JR Associate

If you’re even thinking about selling your home this summer or fall, June is go-time. The sun is out, yards are green (hopefully), and buyers are emerging from their spring market FOMO ready to pounce on homes that show well. The good news? You don’t need to gut-renovate your kitchen to make your place irresistible. You just need to be strategic—and maybe pull a few weeds.

Here’s what you can do this month to set yourself up for a smooth, successful home sale.

1. Curb Appeal: It’s Not Just a Buzzword

You know what buyers do before they even step inside your house? Judge it. And harshly. Curb appeal is real, and it matters.

  • Patch those sad bare spots in the lawn.

  • Weed the crushed stone driveway (a.k.a. nature’s chia pet).

  • Hire a landscaping crew for a spring clean-up. It’s worth every penny.

  • Plant some flowers. Shrubs too. It’s not a botanical garden—we just want to convince people you actually water things.

  • Edge your beds. Mulch them. Nothing screams “this house is loved” like a crisp garden bed.

This is literally your first impression. Make it a good one.

2. Clean It Like You Mean It

Before you worry about which throw pillows to use, let’s start with the basics. Clean your house. No, like really clean it.

  • Peeling paint? Sand it and repaint.

  • Shower floor looks like it’s seen some things? Get it professionally cleaned—you might realize it doesn’t actually need replacing.

  • Dirty windows and dusty screens? Hire someone to clean the outside of your windows. Buyers notice how light comes in. It’s like washing your car windshield—you won’t realize how gross it was until it’s gone.

3. Declutter & De-personalize (But Don’t Go Full Hotel Lobby)

Buyers want to imagine themselves living in your home, not you living there with your vintage Grateful Dead posters and 14 throw blankets.

That said, don’t strip it of all character. We’re not staging for an airport Marriott.

4. Inspections... Maybe

People always ask: “Should I hire a home inspector before I list?”
Here’s my honest take: sometimes. If you’re the type who likes a comprehensive to-do list with notes like “tighten loose doorknob on upstairs linen closet,” then sure. But in most cases, your agent or broker (hi 👋) can walk through and point out what really matters to buyers.

5. Well Water & Septic? Don’t Wait on These

  • If your home is on a well, now’s the time for a water test. Summer buyers often ask, and you'll want those results ready.

  • If you have septic, get your Title V inspection scheduled now. No one wants to talk about sewage delays in August.

6. Call in Backup: The In-Home Consult

If you’re overwhelmed trying to prioritize what actually moves the needle, don’t spin your wheels. Book a pre-listing consult with your agent (hi again 👋). A quick walkthrough can help you understand:

  • What fixes are worth it

  • What buyers care about right now

  • Where to invest (or save) your prep budget

Final Word

June is your window to prep while the weather is on your side. The sooner you tackle curb appeal, repairs, and cleaning, the better your home will show when it hits the market. And don’t stress—prepping for a sale doesn’t mean turning your house into a Pottery Barn catalog. It means making smart, strategic updates that help buyers say, “Yep, this feels like home.”

Thinking about listing? Let’s talk before you edge that flower bed. I’ll help you prioritize what really matters.
